When you replace roofing on an Oklahoma home the right way, it is a tear-off down to the deck and a rebuild of the whole assembly - decking, drip edge, underlayment, flashing, ventilation and shingles - not a new layer of shingles over the old ones.
CRE Roofing does this work every day across the Oklahoma City metro. Here is what happens on one of our replacements, start to finish, so you know what to expect and what to ask any company bidding your roof.
Step 1: The free inspection and the honest call
Every replacement starts with a free inspection. We get on the roof, photograph every slope, and tell you whether you need a replacement, a repair or nothing.
A replacement makes sense when hail bruising shows up on every slope, the shingle mat cracks when it flexes, you have had repeated repairs in different places, or the roof is simply at the end of its life. If damage is confined and the rest of the roof has life, we will point you to roof repair instead. We do not get paid more for saying replacement.
Step 2: Insurance or retail
If hail or wind damaged the roof, the replacement usually runs through your homeowners policy and you pay your deductible. If it is simply worn out, it is a retail job.
These two paths are documented and priced differently, and we tell you which one you have on the inspection. On a claim, we meet your adjuster on the roof with our documentation and handle supplements with your carrier. Details are on our insurance claims page.
Step 3: Choose the material
Most homeowners pick between standard architectural shingles, impact-resistant shingles (Class 3 or Class 4 under UL 2218) and metal. We use Class 3 as our minimum and install Class 4 wherever the budget allows. If your neighborhood has an HOA, we tell you early if a material or color is likely to need committee approval.
If there is a solar array on the roof, it has to come off first. Our in-house electricians handle solar panel detach and reset so the same company takes the panels off, builds the roof and puts them back producing.
Step 4: Tear-off and disposal
Everything comes off down to the deck. The debris leaves with us the same day, not sitting in your driveway for a week.
Step 5: Decking - photographed first
The part of a roof you never see decides whether it lasts. Once the old roof is off, we photograph the decking. Rotten, delaminated or hail-punctured boards get replaced - and we show you the picture before we replace them, not on the invoice afterward.
Step 6: Drip edge, underlayment and flashing
New metal drip edge goes on at the eaves and rakes. Then new synthetic underlayment covers the deck - the secondary water barrier that keeps wind-driven rain out when a shingle lifts. New flashing goes in at every wall, valley and penetration, and every pipe boot is new.
Re-used boots, vents and flashing are the most common shortcuts we find on roofs we are called to fix. Pipe boots in particular are the single most common leak we see.
Step 7: Ventilation and shingles
Intake and ridge ventilation are sized to your attic, because Oklahoma attic heat ages shingles from below. Then the shingles go on as one system with everything underneath them.
Step 8: Cleanup and permit
We pull the permit in your city instead of skipping it. At the end of the job, the crew runs a magnet sweep across the yard and driveway to pick up nails.
Step 9: The warranty
Our roofing work carries a limited lifetime workmanship warranty for as long as the original owner owns and occupies the home. Exclusions are published on our warranty page. The manufacturer warranty on the shingles is separate.
