Where cheaper bids get cheaper
When a quote comes in well under everyone else, it is almost never better buying. It is usually a shorter list of new parts.
The shortcuts we see on roofs we are called out to fix: re-used pipe boots, re-used vents, re-used flashing, and felt left in place instead of new underlayment. Every one of those is a part that has already spent a decade in the Oklahoma sun, going back down under a roof that is supposed to last twenty. Pipe boots in particular are the single most common leak we find, and they cost almost nothing new.
Ask any roofer bidding your job, in writing, whether boots, vents, flashing and underlayment are new. The answer sorts the bids faster than the price does.
Insurance replacement or retail?
If your roof was damaged by hail or wind, the replacement usually runs through your homeowners policy and you pay your deductible. If it is simply worn out, it is a retail job and you pay for it directly.

What is included in a roof replacement?
A complete replacement includes tearing off the old roofing down to the decking, replacing any rotten or damaged decking, new drip edge, new synthetic underlayment, new pipe boots and flashing, new ridge and intake ventilation where needed, the shingles themselves, full cleanup with a magnet sweep of the yard, and the permit. A quote that is missing several of those line items is not cheaper - it is smaller.
How much does a new roof cost in Oklahoma City?
