Roof Repair in Moore OK - What Starts to Fail on a Roof That Was Replaced After 2013
Roof repair in Moore OK on roofs replaced after 2013: pipe boots, wind-lifted shingles and flashing. When a repair is enough and when it is not.
- By CRE Roofing, Warr Acres OK
A lot of Moore roofs were rebuilt or re-roofed after the 1999 and 2013 tornadoes, and many of those roofs are now well into their middle years. The repairs we see most on them are failed pipe boots, wind-lifted shingles and open flashing, and most of those can be fixed without replacing the whole roof. CRE Roofing repairs roofs across Moore and the south metro, and here is how to tell a repair from a bigger problem.
Mid-life roofs fail at the small parts first
A roof does not wear out all at once. The shingles in the middle of a slope can have years left while the parts around them give up. On a Moore roof that has been through a decade or more of Oklahoma sun and wind, these are the usual suspects:
- Pipe boots. The rubber collar around the plumbing stack sits in the sun for years, cracks and leaks long before the shingles look finished. It is the single most common leak we find.
- Wind-lifted shingles. A shingle that breaks its seal in a wind event can lie back down and look normal, but it will not re-seal on its own.
- Flashing at walls, chimneys and valleys. Wind-driven rain finds the gap.
- Fascia, drip edge and the gutter line. Water that gets behind the gutter rots the edge.
None of those mean the roof is done. They mean a part is done.
Signs a repair is the right call
A repair makes sense when the damage is confined to one area, the rest of the roof still has service life, the shingles are not brittle with age, and there is no valid storm claim covering the whole roof. A real repair replaces or rebuilds the failed part and any wet decking under it, then we verify it is dry. A tube of sealant over a cracked boot is not a repair, and it tends to fail in the next heat cycle.
Our roof repair page lists what we fix and how we scope it.
Signs it is more than a repair
Sometimes a small leak is the first sign of something bigger:
- Hail bruising shows up on every slope
- The shingle mat cracks when it flexes
- You have had repeated repairs in different places
- The roof is old enough that the next storm will end it anyway
Hail does not care how old the shingles are. A relatively new roof with a bruised mat can fail the same way an older one does. If we see that, we say so before you pay for a patch twice. Our earlier post on why a rebuilt Moore roof still needs a hail check covers the storm side in detail.
What to do if it is leaking right now
Move what you can out from under the drip and put a bucket down. If the ceiling is bulging with trapped water, a small hole at the low point lets it drain in one place instead of bringing the drywall down. Photograph everything for your insurer. Then call or request an inspection, and do not climb a wet roof yourself.
If water is still coming in, we can tarp the roof while the permanent fix is scoped. Read tarping vs permanent roof repair for how the two fit together.
How a CRE Roofing repair visit works
- Free inspection. We find the source from the attic, the deck and the penetrations, not only the stain on the ceiling.
- Plain-language options. You get photos and an honest repair-or-replace answer.
- The repair. Many localized repairs finish in a day once materials and access are set.
- Proof it is dry. We verify the repair and give you photos to keep.
Metro inspections in Moore are usually scheduled within 48 hours when the market is not backed up after widespread hail.
Common questions
Will the repaired spot look different from the rest of my roof?
Usually close, rarely perfect. Shingle colors change between production runs and sun-fade changes them again. On a visible slope we tell you how noticeable the repair will be.
Does insurance cover a roof repair in Moore?
It depends on the cause. Storm damage may run through a claim. Wear, age or maintenance issues often do not.
Do you work in Moore, or just near it?
Moore is part of our home market. See our Moore service page.
Do you get paid more for selling a replacement?
No. If a repair is enough, that is what we recommend.
