Roof Warranty Coverage in OKC - Workmanship vs Manufacturer, Explained

How roof warranty coverage works in OKC: manufacturer vs workmanship, what is excluded, how to keep it valid, and what to ask any roofer before signing.

- By CRE Roofing, Warr Acres OK

A roof in Oklahoma City usually carries two separate warranties: a manufacturer warranty on the shingles or materials, and a workmanship warranty from the contractor on the installation. Neither one covers storm damage, which is what your homeowners insurance is for. CRE Roofing backs its roofing work with a limited lifetime workmanship warranty and publishes the exclusions, so here is how the pieces fit together before you sign.

Two warranties, two different jobs

The manufacturer warranty covers the shingles or roofing materials themselves. If a product is defective, that is the manufacturer's warranty, and it follows the manufacturer's own terms.

The workmanship warranty covers the installation. If the roof leaks because something was installed wrong, that is the contractor's responsibility. Most roof failures are installation failures, which is why this is the warranty that usually matters.

Your homeowners policy is the third piece. Hail, wind and other storm damage run through insurance, not through either warranty.

What CRE Roofing's workmanship warranty covers

Our roofing warranty covers defects caused solely by improper workmanship on the roof we installed, for as long as the original property owner owns and occupies the home. If a workmanship defect results in a leak or failure, we inspect the affected area and, once we confirm it is covered, repair the defective workmanship at no labor charge.

It is a limited workmanship warranty, not a promise against every possible leak. Manufacturer warranties on the materials remain subject to the manufacturer's terms.

What it does not cover

We publish the exclusions because a warranty you only read after a leak is not much use. The roofing warranty does not cover:

  • Manufacturer defects or failure of the roofing materials themselves
  • Storm damage, including hail, wind, tornadoes, lightning or falling objects
  • Damage from animals, pests, trees, foot traffic, abuse or neglect
  • Structural movement, settling, improper ventilation, condensation or moisture from inside the home
  • Alterations or repairs made by anyone other than CRE Roofing
  • Gutters, siding, skylights, solar panels, antennas, satellite equipment and HVAC equipment, unless the contract specifically includes them
  • Cosmetic conditions that do not affect the roof's ability to shed water

The full list and terms are on our warranty page.

How to keep a workmanship warranty valid

Most workmanship warranties come with a few conditions. Ours are plain:

  1. Pay in full. The warranty applies to work that has been paid in full.
  2. Maintain the roof. Provide reasonable maintenance.
  3. Report problems promptly. Do not wait until the damage spreads.
  4. Let the contractor inspect first. Give us a reasonable chance to inspect and make any covered repair.
  5. Keep other crews off it. Alterations or repairs by someone else are excluded.

Selling the house

Our roofing warranty is issued to the original property owner and is not transferable unless we approve the transfer in writing. If you are planning to sell, ask about that before listing rather than after.

Questions to ask about any roofer's warranty

A warranty is only as good as the company behind it. A lifetime promise from a crew that leaves the state in November is a piece of paper. Before you accept any roofer's warranty, ask:

  • What exactly does it cover, and what does it exclude, in writing?
  • Is it workmanship, materials, or both?
  • Who honors this in five years, and where is their office?
  • What do I have to do to keep it valid?
