Roofing in Edmond OK - When an Impact-Resistant Roof Makes Sense
Replacing a roof in Edmond? When Class 4 impact-resistant shingles or metal make sense, what to ask your insurance agent, and how HOA approval fits.
- By CRE Roofing, Warr Acres OK
If you are replacing a roof in Edmond, an impact-resistant system is worth a serious look when your roof has been through more than one hail claim, when your carrier offers a discount for it, or when you simply plan to stay in the house long enough to care about the next storm.
CRE Roofing installs both Class 4 impact-resistant shingle systems and metal roofing across the north metro. Here is how we help Edmond homeowners decide, without the sales pitch.
Why Edmond roofs take a beating
Edmond has an unusually wide range of roof ages in one city - an older core near the university and newer subdivisions on the north and west edges. Those newer additions often have steeper, more complex rooflines with more valleys, dormers and wall intersections.
Steep or simple, hail still finds them. When the next storm is a when and not an if, the material you choose at replacement decides whether you are back on the phone with your insurer in a few years.
What "Class 4" actually means
Class 4 is the top impact rating under UL 2218, the steel-ball test used to grade hail resistance. A Class 4 shingle takes the hardest hit in that test before the mat fractures. Class 3 sits one step below.
CRE uses Class 3 as our minimum and installs Class 4 wherever the budget allows. No shingle is hail-proof in a severe storm, but in central Oklahoma the rating is the difference between a roof you replace once and a roof you replace every time a serious storm crosses the metro.
Metal is the other option
Metal costs more up front and lasts substantially longer. On the right house, it is the last roof you buy. A metal roof installed over decking and underlayment on an insulated attic is also quieter in the rain than most people expect.
We cover both options on our metal and impact-resistant roofing page.
Two questions for your insurance agent
Many Oklahoma carriers offer a premium discount for a Class 4 rated roof. The size of that discount and the rules for qualifying are set by your carrier, and they vary a lot.
Before you choose a material, call your agent and ask:
- Does my policy offer an impact-resistant roof discount?
- What documentation do you need from the contractor to apply it?
The answers can change whether the upgrade pays for itself over the life of the roof. Carriers that offer a discount usually require Class 4 specifically, so ask before you settle on Class 3.
HOA approval in Edmond
Many Edmond HOAs care about roofing material and color, especially on the north and west sides. If a Class 4 shingle line or a metal profile you like is likely to need architectural committee approval, we tell you at the inspection - so approval is a step you plan for, not a surprise on install day.
Does every Edmond roof need replacing?
No. When hail or wind damage is confined to one area and the rest of the roof has life, roof repair is the honest call. On steep Edmond roofs, leaks often trace back to a single failed detail - a valley, a wall intersection or a pipe boot - rather than the whole roof.
When bruising shows up on every slope or the shingle mat is finished, replacement is the better spend. Our roof replacement page lists everything included: tear-off to the deck, decking photographed first, new drip edge, synthetic underlayment, flashing, pipe boots, ventilation, permit and a magnet sweep at the end.
If it is a storm claim
If the roof was damaged by hail or wind, the replacement usually runs through your homeowners policy. You file the claim and pay your deductible - Oklahoma law does not allow a contractor to cover it. We document functional damage, meet the adjuster on the roof and handle supplements with your carrier.
Common questions
Is Class 4 worth it in Edmond? Often, especially if your carrier offers a discount or you have had repeat hail claims. Ask your agent first.
Is Class 3 good enough? It is our minimum. Class 4 is what most discounts require and what we install when the budget allows.
Can you put metal over my existing metal roof? Sometimes, on sub-framing over the old panels. It depends on the panels and structure, and we will tell you on the inspection.
Will my HOA allow it? Rules vary by community. We tell you early when approval is likely needed.
