The five things that move your price
Every bid you get is built from the same five inputs.
- Size and pitch. Roofers price by the square. A square is 100 square feet. A steep roof costs more, because the crew has to work roped off.
- Layers. One old roof comes off fast. Two or three take a day on their own.
- Decking. Rot and hail punctures hide under the shingles. Nobody sees them until tear-off.
- Material. Three-tab, architectural, impact rated, or metal. Each step up costs more and lasts longer.
- Insurance or retail. A storm claim and a cash job get priced and written up in different ways.
How to read a bid that looks cheap
A low bid is usually not a discount. It is a shorter list of parts.
Three things get left off first. Look for them by name on the proposal.
- Pipe boots. Reused boots are the most common leak we get called out to fix. They cost a few dollars each.
- Flashing and vents. Reused metal goes back on a brand new roof and fails on the old metal's schedule.
- Underlayment. Old felt left in place instead of new synthetic. You will never see it again once the shingles are down.
Ask any roofer to point to those three lines on the bid. The answer tells you what kind of job you are buying.
The part nobody can quote
Decking is the wild card. It is the wood under your shingles, and it is invisible until the old roof is off.
Rot, splitting and hail punctures all show up at tear-off. We photograph the deck before we replace any of it. You should see the picture before the board goes on the bill.
