Metal Roofing in Mustang OK - What to Do About an Old Metal Roof That Keeps Leaking

Old metal roof in Mustang that keeps leaking? Repair, re-cover over the old panels, or tear off for new metal or Class 4 shingles. How CRE decides.

If your Mustang home has a metal roof that leaks every time the wind drives the rain sideways, you usually have three options: repair the failed spots, install a new metal system over the old one, or tear it off and replace it with a new metal or Class 4 impact-resistant roof. CRE Roofing installs both metal roofing and Class 4 shingle systems across the southwest metro, and the right answer depends on what is actually failing.

Why older metal roofs leak

Metal panels themselves rarely wear out first. The leaks usually come from the parts around them:

  • Fasteners and washers that loosen or dry out after years of heat and cold
  • Flashing at walls, chimneys and valleys that has opened up
  • Pipe boots and penetrations that crack in the sun
  • Seams and laps where wind-driven rain gets pushed uphill
  • Decking or underlayment that has already taken water

Mustang sees a lot of wind, and wind is what finds every weak seam. Repeated patching on the same roof is a sign that the problem is the system, not one hole. Our post on wind damage and creased shingles in Mustang covers the shingle side of the same weather.

Option 1: Repair what is broken

If the panels are sound and the leaks trace back to a few failed fasteners, a boot or a section of flashing, a repair is the honest call. A real repair replaces the failed part and any wet decking underneath. A smear of sealant over a loose seam is not a repair, and it tends to fail in the next heat cycle. See our roof repair page for how we scope it.

Option 2: A new metal system over the old one

Sometimes a new metal roof can be installed over the existing one on purlin or hat-channel sub-framing, with the old panels left in place. It is a real technique, not a shortcut. It depends on the condition of the existing panels and the structure underneath, and it is not a way to avoid dealing with rot. On the inspection we tell you whether your roof is a candidate or whether the old panels have to come off.

Option 3: Tear off and replace

When the leaks are spread across the roof, the decking is wet, or the structure needs attention, a full tear-off is the better path. That opens up two choices for the new roof:

  • New metal. Metal costs more up front and lasts substantially longer. On the right house it is the last roof you buy.
  • Class 4 impact-resistant shingles. Class 4 is the top impact rating under UL 2218, the steel-ball test used to grade hail resistance.

One of our customers came to us after fighting a leaking metal roof for years, and we replaced it with a Class 4 impact-resistant system. Both directions are on the table. Read more on our metal and Class 4 roofing page.

Questions to ask before you choose

What does your insurance carrier discount? Many Oklahoma carriers offer a premium discount for a Class 4 rated roof. The size and the rules are set by your carrier, so call your agent and ask what documentation they need from the contractor.

Is metal louder in the rain? Less than most people expect. A metal roof installed over decking and underlayment on an insulated attic is not the tin shed people picture.

How long will you be in the house? If you plan to stay for decades, the longer service life of metal carries more weight.

What the inspection looks like

A CRE Roofing inspection in Mustang is free and carries no obligation. We get on the roof, trace the leaks back to their source, check the decking from the attic where we can, and photograph what we find. Then we tell you plainly whether you need a repair, a re-cover, a replacement, or nothing at all. Metro inspections are usually scheduled within 48 hours when the market is not backed up after a storm.

If storm damage is part of the picture, we document it as functional damage and meet your adjuster on the roof. You file the claim and pay your deductible.
