What a Free Roof Inspection Includes in Oklahoma City

A free roof inspection in Oklahoma City is a walk of your roof, not a glance from the driveway. What we actually do on the roof

The claim is won or lost on the inspection. The most common reason an Oklahoma hail claim gets denied is not that the damage was missing. It is that nobody documented it as functional damage rather than cosmetic.

Here is what a CRE Roofing inspection includes, in the order we actually do it:

  • We get on the roof. A drive-by is not an inspection.
  • We chalk and photograph hail impacts. A test square goes on each slope so a later adjuster visit is looking at the same roof.
  • We check the soft metals, vents and decking that adjusters look at. Vent caps and gutter aprons bruise before shingles do.
  • We look for wind lift and creased shingles. A creased shingle has broken its seal. It can lie flat again and still be damaged.
  • We look at flashing, pipe boots, ridge and the gutter line. Failed pipe boots are the single most common leak we find.
  • We photograph what we find and walk you through it in plain language.

Functional hail damage is a fracture in the shingle mat under the granules. The roof can look fine from the driveway and still be finished. What we photograph inside, before anyone cleans

Photograph interior water, stained ceilings or wet insulation before you clean anything up. That is for the claim file, not for drama. If the ceiling is sagging with trapped water, relieve it at the low point so it drains in one place instead of bringing the drywall down. Do not climb onto a wet roof. More Oklahoma homeowners get hurt in the hour after a storm than during it.

If siding or gutters took the same storm, photograph them on the first visit. Same storm, same loss, one deductible. We also do siding and gutters without a roof.

What you leave with

Photos. A plain-language answer. Repair, replace, or nothing. We do not get paid more for saying replacement.

Repair when the damage is confined, the rest of the roof has service life, the shingles are not brittle, and there is no valid storm claim covering the whole roof. Replace when hail bruising is on every slope, the mat cracks when it flexes, there have been repeated repairs in different places, or the roof is old enough that the next storm ends it. On a patch, a shingle match is usually close and rarely perfect. We will say how noticeable it will be on a visible slope.

Shingle crews are subcontracted, which is normal at our size, and we say it out loud. The electricians are in-house — two on staff — so a bent service mast can be looked at on the same storm inspection. Residential electrical only. There is no after-hours electrical dispatch.

Warr Acres is the home city. The office is on NW 72nd Street. A lot of the housing is mid-century and single-story. A lot of those roofs are on a second or third life. Attics often were never ventilated to a modern standard.
